Each property benefits from marketing 24 hours a day through Rightmove and my international
website. We also feature in the local newspaper property supplement limiting exposure
to only nine properties per page thus attracting attention to each house individually.
In this way I ensure that each property attracts the attention it deserves rather
than being hidden away in page after page of repetitive advertising.
Plot creation and development
Many properties provide potential for future development, a fact that is often missed
by those agents who are less experienced. Whilst planning laws can be complicated
and long winded there is no doubt that having the knowledge to spot a potential
opportunity and then managing this through to a successful completion can be of
enormous financial benefit to a seller.
Sales by informal tender
This form of selling is usually applied to a property in need of modernisation or
with some potential for future development. I would normally market this type of
property by a sealed bids process, a specialized service which requires an in depth
knowledge of the local property market and professional marketing skills and management.
Handled properly, this form of selling can provide outstanding results for the sellers
and speed of completion. Over the years I have handled the sale of many properties

Where a valuation for probate or the court of protection is required I will provide
a comprehensive written valuation accompanied by comparable evidence to substantiate
the figures quoted. A comprehensive knowledge of the local market and historical
house price indices can prove very useful in negotiations with the district valuer
to establish tax implications relevant to an estate.
